Vibe Mid-century character inside Loop 410

Castle Hills is a leafy incorporated city of about four thousand people, wrapped inside San Antonio just north of Loop 410, and it is one of the most charming established neighborhoods in the metro: winding streets, mid-century homes, and towering trees on lots that feel far larger than their West Avenue address suggests. It is served by North East ISD and sits within ten to fifteen minutes of downtown, the airport, and the medical center. If you want character, canopy, and convenience, Castle Hills is the quietly excellent pick.

The feel of the area

What it's like to live here

Incorporated in 1951 as a planned community, Castle Hills was built around the idea of suburban calm, and seven decades later the design still works: curving streets, no grid traffic, and a pleasing mix of mid-century ranch homes, story-and-a-half brick houses, and newer remodels tucked under mature oaks. Walkers and dog owners are out at all hours.

The city's own common areas, including wooded trails, give the neighborhood a park-like feel, while everything practical sits just across Loop 410: North Star Mall, medical offices, grocery, and the airport three miles away. It is genuinely hard to beat the location-to-character ratio on the north side.

Residents describe it as the best-kept secret on the north side, a mix of long-time owners, new families fixing up classics, and empty nesters trading down to something with a yard but no acreage to mow. The pride of place is obvious on every block.

Housing market

Homes and what to expect

The housing stock is predominantly 1950s and 1960s brick and ranch homes on mature, tree-shaded lots, with some sections like North Castle Hills offering more variety and others edging toward estate scale near Shavano Park. Recent market data shows a median sale price around $435,000 and typical values from about $420,000 to $510,000, with realistic listings spanning the $250,000s for the smallest fixers to the $550,000s for renovated and expanded homes. The market rewards updates, and I will always price the renovation honestly.

Schools

North East ISD

Castle Hills sits in North East ISD, San Antonio's second-largest district and home to some of the metro's best-regarded programs, including the International School of the Americas and the North East School of the Arts. The neighborhood's namesake Castle Hills Elementary is the district's year-round magnet school, which tells you the area's school pedigree. I have the full NEISD guide with ratings, campuses, and the honest notes on boundaries.

Getting around

Commute and access

Castle Hills sits about 7 to 11 miles north of downtown San Antonio, bisected by Loop 410 near US 281 and West Avenue. Downtown is ten to fifteen minutes, the airport about three miles and roughly ten minutes, the medical center nearby, and every north-side amenity is on the loop in minutes. For commute flexibility, few enclaves match it.

Lifestyle

Things to do in Castle Hills

Daily life is easy and green. Phil Hardberger Park is minutes away with its miles of trails, Olmos Basin and the Salado Creek Greenway are close, and the neighborhood's own wooded common areas are a hidden bonus. North Star Mall and the 410 corridor handle shopping, downtown is ten to fifteen minutes down 281, and the airport is close enough that travelers stop worrying. It is suburban convenience with an unusually unhurried feel.

Who it's for

Castle Hills fits people who want an established, tree-shaded home in a real community with NEISD schools and a central location: families who value the district and the yards, professionals who want an easy shot to every part of town, and downsizers who want charm without acreage. Buyers who need brand-new construction should look at the newer sections or nearby master plans, and I will say that plainly.
