Living in Stone Oak: San Antonio's master-planned northside

By Phyllis Domingo, REALTOR® · San Antonio Relocation Specialist · 6 min read

Stone Oak's median sale price sat near $440,000 in mid-2026, with 40 or more gated and non-gated subdivisions gathered around the US-281 and Loop 1604 interchange. Here is an honest look at San Antonio's biggest master-planned northside.

The number that frames it

In mid-2026, Redfin put Stone Oak's median sale price near $440,000, while Zillow placed the average home value around $450,000 and Movoto listed a median list price near $545,000. Across those sources, the realistic market spans roughly $350,000 to $800,000 and up.

The spread is the honest part. Stone Oak is not one subdivision; it is a collection of 40 or more gated and non-gated communities, and the home you see depends heavily on which one you are in.

What Stone Oak actually is

Stone Oak is a master-planned area on San Antonio's far north side, centered on the US-281 and Loop 1604 interchange. Population estimates depend entirely on boundaries: neighborhood profiles range from roughly 14,000 residents in the core to 46,000 or more in the wider ZIP-based figures, per Point2Homes.

It reads as suburban in the best sense: wide streets, newer construction, shopping and dining within minutes, and an overall well-kept, established feel after decades of build-out.

Schools: the Reagan cluster

Stone Oak is served by North East ISD, one of San Antonio's most highly rated districts. The area's elementary options, which include Stone Oak Elementary, Canyon Ridge, Bulverde Creek, and Cibolo Green, feed into Lopez Middle School and Ronald Reagan High School, part of the Reagan cluster.

For relocating families, the single feeder path is easy to research, and NEISD's published results are straightforward to look up for whichever campus your address feeds.

The commute math

Expect about 25 to 35 minutes to downtown San Antonio on US-281, roughly 15 minutes to San Antonio International Airport, 30 to 40 minutes to JBSA-Fort Sam Houston, and 35 to 45 minutes to JBSA-Lackland depending on the hour, per 2 College Brothers.

The trade-off is real and honestly stated: there is no rail service, the area is fully car-dependent, and US-281 rush hour is the classic northside complaint.

Who tends to love it

Stone Oak suits a few distinct household types, and the common thread is a preference for predictable, amenity-rich suburban life:

  • Relocating families who want strong schools, newer homes, and every convenience within a short drive.
  • Medical and technology professionals who want quick access to the airport, the Medical Center, and north-side employers.
  • Buyers who value community amenities: gated entries, trails, pools, and neighborhood events.
  • Households planning for the long term, since the area's schools and services support families from kindergarten through high school.

The honest trade-offs

The price is the first trade-off: a mid-$400,000s median puts Stone Oak above many other parts of San Antonio, though below the premium enclaves like Alamo Heights. Traffic on US-281 is the second, and most newer communities carry HOA dues and design standards that keep the streetscape uniform.

If you want a shorter downtown commute or a lower price point, neighborhoods further in or further out may serve you better, and the honest comparison is exactly what I do best.

Stone Oak is one of the neighborhoods I compare most often for relocating families, because the questions are always the same: which subdivision, which schools, which commute, and what the price difference actually buys.

I would be glad to walk that comparison with you, current listings in hand. Call or text me at 210-744-5478, or use the contact page. No pressure, just the real picture.
